Juda, Eskew & Associates · Since 1984

Boring is the goal.

The moment someone asks about the money, a board should have the answer ready. Not next month. Not after somebody digs through a binder.

Right then.

A short self check

Five questions your board should be able to answer

Nothing to submit and nothing to upload. Read them and see how many your board could answer at the next meeting.

  1. 1

Who signs the checks, and who reconciles the account? Is it the same person?

If one person does both, nobody is checking the work.

  2. 2

Does the board see bank statements directly, or only what someone hands them?

A summary prepared by the person spending the money is not the same thing as the statement.

  3. 3

Do you get financials in time to act on them, or months late?

Numbers that arrive in April cannot inform a decision the board made in February.

  4. 4

Who can move money, and who is watching?

Every transfer should be visible to somebody who did not initiate it.

  5. 5

Who do you actually trust to oversee the association's finances?

The hardest question on the list, and usually the one boards answer fastest.

Why this list

Most association financial trouble is not a story about a bad person. It is a story about one person doing three jobs. The same hands collect the money, record it, and reconcile the account, so nobody is checking anybody.

Splitting those jobs across different people and different systems fixes the problem structurally.

That is the part an outside accounting provider actually changes. Different people, different systems, independent reconciliation every month.

We only do financials for communities.

That has been the whole business since 1984. One dedicated point of contact who knows your association's story, and no learning curve about how communities work.

We read every one of these. If it is easier to talk it through, Brian, our CEO, will get on the phone.
